I've been buying real estate since 1998. In that time I've flipped houses, held rentals, lent private money, and done just about everything in between. A few years ago I decided to try something different: land.
I bought 20 land deals. They weren't disasters. I made money. But land is a slow game. The margins weren't big enough, and the timeline from purchase to profit was too long for the way I operate. After 30 years in this business I know what works for me, and land wasn't it.
So I made a decision.
I went back to what I know. Houses.
The other change was geography. I'd been doing business in Minnesota for years, but between the regulatory environment and the direction the state was heading, I decided it was time to find a better market. I landed on South Dakota, specifically Sioux Falls and Brookings, and I haven't looked back.
South Dakota is straightforward. The laws are fair, the markets are underserved, and motivated sellers exist in every zip code. I buy houses direct from sellers, often off-market, and I fund those purchases with private capital from investors who want secured, fixed returns without the volatility of the stock market.
It's the same model I've run for 30 years. Just a better market.
